Back ended: when the money actually arrives
Released after completion and inspection. It reimburses; it does not fund the build.
Every credit-linked subsidy in this corpus is described the same way: back ended. It is released after the project is complete and inspected, not while it is being built. It reimburses a project that was already funded, most often by a bank loan; it does not put money in your hand to pay a contractor.
What happens, in order
The bank or the applicant funds construction first. Once the project is complete, a Joint Inspection confirms what was actually built against what was proposed. Only after that inspection is satisfactory does the subsidy move at all, and even then it does not land in a personal account: MIDH routes it into a TRA, Escrow or SRF account; NHB Scheme No. 1 routes it into a Subsidy Reserve Fund Account. Both mechanisms exist to adjust the loan, not to hand over spendable cash.

Item (2) is not annexure-scoped: it is repeated verbatim at Section 10 "NEW PROVISIONS", item (ii) (PDF p.29), in the document's main body.”

NHB Scheme No. 1 describes the same shape in its own words: the subsidy is held in a no-lien-style account and set against the bank’s own loan, not paid out as an unrestricted transfer.

“Chapter 04, "Adjustment of Credit Link Subsidy by the Banks", item 1, verbatim: "The subsidy released by NHB to Bank in favour of the project shall be kept in a separate account termed as “Subsidy Reserve Fund Account”." The same item continues with a lock-in on when that money may be applied to the loan, cited separately on this atlas's "why claims are rejected" page. The guideline adds one condition on the whole mechanism, worth reading before relying on any timeline: "Subsidy release is subject to availability of funds and NHB is not liable for any delay in release of subsidy."”

What this page will not tell you
We do not print a number of days or months from completion to disbursal here, because no document in this corpus states one. A vendor who promises a specific payout date is promising something neither guideline commits to. What both documents do commit to is the mechanism: reimbursement against a loan, after inspection, never a cheque during construction.
